2004 K12rs

Hello everyone. I'm potentially buying a great condition 2004 K12RS with cruise, sergeant seat, ABS, piaa lights, Z-technik full exhaust, and only 17k miles.

What are some things I need to check to make sure the bike is sound and not someone elses problem?

Welcome to the site.
I'll start a list, probably one already if you try "search" feature:

Perhaps best to pay local dealer to do assesment and produce list/cost of repairs/service recommended, then present to seller for reduced price.

1. Proof of timely dealer service at 6K intervals
2. Have recalls been addressed (if any) have a dealer check vin number
3. Verify if clutch and brakes have been flushed recently
4. Examine bike for any sign of leaky fluids
5. Check tires, handgrips and all rubber hoses for signs of cracking or fatigue
(Recommend removal of body panels for examination)
6. Check all brakelines, especially up under nose cowling where hoses flex with every turn
7. Any signs of accident damage
8. With bike on centerstand, grasp rear wheel at 6/12 and 3/9 o'clock positions and check for any movement (should be none), same for swingarm
9. Pull back rubber accordion boot at driveshaft to final drive and check for oil (should be none)
10. Test ride to verify all systems function (check all lights) and bike feels right for your style lof riding (RS has a slightly aggressive leaned forward riding position)

Engine is barely broken in but age catches up with the rest of the machine and flushes, hoses and seals can get expensive to replace unless you're mechanically inclined, then all the info you need to service and fix just about any part of the bike is available on this site,
